The best way to stop mold is to prevent it. In order to do this, it is really important to perform regular inspections that look beneath the surface for mold or for conditions that are at high risk of mold. There are tools available such as moisture meters that can measure moisture levels through walls and floors, giving you visibility to conditions you could not easily inspect otherwise.

Regular inspections also give you a layer of protection should mold appear and a tenant accuse the property owner of negligence. Molds are organisms that may be found indoors and outdoors. They are part of the natural environmental and play an important role in the environmental by breaking down and digesting organic material, such as dead leaves and foliage.

Mold is not usually a problem indoors, unless mold spores land on a wet or damp spot or surface and begin growing. Unchecked mold growth can damage buildings and furnishings; in fact, molds can rot wood, damage drywall and eventually cause structural damage to buildings. Mold can also cause cosmetic damage, such as stains, to furnishings. The potential human health effects of mold are also a concern. It is important to prevent mold from growing indoors and damaging your property.

Mold reproduce by producing tiny spores that become airborne thus allowing them to propagate in other areas. Mold spores continually waft through the air, both indoors and out-of-doors, these spores are so small that when inside a room with no air movement they will tend to stay airborne for as much as two weeks before settling. Once they settle they will wait for a moisture episode (flood, leak, etc.) to occur. When a moisture episode occurs, or if the mold spore land on a damp spot, they may begin growing and digesting whatever they have landed on in order to survive. Indoors, molds can grow on wood, paper, fabrics, carpet, foods and other organic materials.
